Lender of the Month - NAB

NAB has some great policy differences which we will do our best to summarise as short as possible.

Rental Income. NAB have reduced shading of rental income from 20% + expenses to 10% + expenses.

Employment length. No minimum, provided clients are FT or PT. Probation periods are accepted for lending.

Employee allowances. Can be included at 100% if evidenced as recurring and consistent over two most recent payslips.

Directors Wages. Minimum verification period for director's wages is six months. NAB will verify director wages via ATO Income statement or tax return.

Commission/Overtime. Verified over 6 months – shaded by 20%.

Casual/Contractor. Minimum 6 months income in same role type for verification purposes but no minimum time in current role, provided there's no significant gap – calculated over 52 weeks. Fixed Term Contracts: Individuals that have a set salary, with leave entitlements have a specified end date of employment.

Sole applicant with joint financials. Where a customer holds an investment property with a non-applicant, NAB now consider 100% of the shared liability repayment, 100% of the shared rental

income and 100% of rental expenses.

Mortgage insurance waivers

For medical professionals, LMI waiver up to 95% for owner occupier P&I.

NAB have expanded LMI waiver to qualified physio therapists and chiropractors.

Up to 90% LVR for professional services & investor. Can lend to an entity and no minimum income thresholds

NAB have expanded LMI waivers to include eligible customers in the following professions:

Appropriately qualified solicitors, lawyers and barristers.

Appropriately qualified physiotherapists and chiropractors (now added under the medico waiver category).

Appropriately qualified financial professionals, accountants and actuaries that are currently practicing and a current registered member of an eligible professional institute (outlined below):

Fellow of the Institute of Actuaries of Australia (FIAA)
